Generally, appraising is a long term career. The rigors of becoming a licensed appraiser have become more difficult than ever in the past. That's why it goes without question in this day and age that real estate appraisal can definitely be dubbed a profession as opposed to a trade. In our field, as with any profession, we have a strict ethical code.

We have a lot of obligations as appraisers, but above everything we answer to our clients. Typically, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Certain elements pertaining to an assignment are to be discussed exclusively with the appraiser's client. So, as a homeowner, if you desire to review an appraisal report, you normally should obtain it from your lender and not the appraiser.

Other obligations include accurate calculations appropriate to the nature of the report, attaining and keeping a certain level of competency and education, and the appraiser must conduct him or herself as a professional.
